The Closing Disclosure (a.k.a. “the CD”) is the mortgage document that outlines all the details of the financing. The lender creates the initial CD after the initial underwriting approval. The first page of the Closing Disclosure contains the loan's terms and provides a breakdown of the monthly mortgage payment.

By signing the initial disclosures you are not agreeing to any terms, especially if the interest rate is not yet locked. All your signature does at this point is authorize the lender to begin work on the loan file.

What happens after signing the Closing Disclosure? After you sign the Closing Disclosure, you and your lender are not allowed to make any changes to the mortgage information.

The lender is required to give you the Closing Disclosure at least three business days before you close on the mortgage loan.

The Closing Disclosure is a five-page form that describes the critical aspects of your mortgage loan, including purchase price, loan fees, interest rate, estimated real estate taxes, insurance, closing costs and other expenses.

The initial closing disclosure is not perfect; however, it's mandatory that it be acknowledged via e-signatures. The Final CD is what will be signed at closing and outlines the exact fees of the loan. The Final Closing Disclosure is typically prepared a day or two before closing by the title company.

It shows how much you'll actually pay if you go through with closing and take on the loan. Tip: To keep your lender honest, compare your Loan Estimate from the same lender to your Closing Disclosure to make sure all the key terms of your loan are as expected.

A Closing Disclosure is a five-page form that provides final details about the mortgage loan you have selected. It includes the loan terms, your projected monthly payments, and how much you will pay in fees and other costs to get your mortgage (closing costs).
