§ 5.6. 1 The Home Builder shall obtain and pay for the building permit and other permits and governmental fees, licenses and inspections necessary for proper execution and completion of the Work. The Home Builder shall provide the Owner with copies of all permits, licenses, and inspection approvals.

Generally, homeowners are able to pull their own permit and act as their own contractor under Florida Statute 489.103(7). The property must be in the homeowner's name and it must be the homeowner's primary residence.

How long does it take for a permit to be approved? Residential Construction Permits require an average of 14 working days for approval or response. Additional approvals from other departments are also required to issue a permit. Commercial Construction Permits require an average of 28 working days for approval.

Once a permit is issued, it remains valid as long as work begins within 180 days from the date issued and continues in a substantial manner until completion of the job (per FBC 105.3. 2.1).

There is no provision in the Florida Building Code regarding the inspection of a completed structure. When someone is cited for construction without a permit, a double permit fee will be imposed. If a stop-work order was issued, there is a $100 fee imposed as well.
