Assigning means that a new tenant takes over your tenancy. The amount of rent and the terms of the rental agreement stay the same. If you assign your tenancy, you do not have the right to move back in. And you are not responsible if the new tenant causes damage or owes rent.

Under the provisions of the TPA, landlords are allowed to increase rents each year by 5% plus the applicable average increase in the cost of living in order to allow for inflation. There is a maximum increase of 10% allowed in any given year, thus the Act's provision is often referred to as a “rent cap.”

Rent Increases: There is no legal limit to the amount of rent a landlord can charge. However, in order for the rent increase to be valid, the landlord must provide the tenant proper notice of the raise in rent and the tenant must agree to it (signs the lease with the new monthly rent).

It is possible to add someone to a rental unit mid-lease, but it is up to the landlord's discretion. If you do approve an additional tenant, you are not required to add someone mid-lease.

Landlords cannot raise rent more than 10% total or 5% plus the percentage change in the cost of living – whichever is lower – over a 12-month period.

In Colorado rent increments are not controlled by the state, meaning the landlord can raise rent to any amount that they wish if they feel it is necessary ing to the rental market.

An assignment of a lease involves the new tenant (commonly referred to as the assignee) agreeing to take on all of the existing tenant's (commonly referred to as the assignor) lease obligations. The transfer of the interest is for the remaining duration of the lease.

Raising rent in California Landlords are allowed to raise rent by a maximum of 10% every 12 months. That means if the CPI change is above 5%, the maximum increase caps at 10%.

Renewing a lease A new lease can be made or the landlord and tenant can agree to renew the lease for another fixed term period. If a new agreement is not reached, the tenant still has the right to stay: as a monthly tenant, if they paid their rent by the month in the expired lease.
