Sale-deed is a document which does not require any attestation as per Section 54 of the Transfer of Property Act: High Court of Bombay.

Attestation is done with the aim of having a witness sign certain documents and can be carried out by a number of agencies or authorities while notarization is done to prevent any fraudulent activities on the part of either of the signees and can only be performed by the local Notary Department.

Requisites of valid Attestation For an attestation to be valid it must be done by two or more persons. The witnesses must have seen the executant sign the document concerned or should have received the personal acknowledgement from the executant himself.

Attestation is a kind of testimony or confirmation. It is customary to sign a deed, make a will or sign other written documents in the presence of a witness who also signs the document to attest to its contents and the authenticity of the party's signature.

Each of these authorities provides a stamp of their own on the back side of the document. This process is generally followed for a degree certificate, birth certificate, marriage certificate, medical certificate, and other certificate attestation courses.
