Under City of Fairfax Code, Section 98-21, an unknown technician without any specific legal training or qualifications is able to circumvent fundamental due process and established evidentiary court rules and certify hearsay facts into prima facie evidence with only a limited ability to rebut their alleged evidence, ...

Fairfax County enforces the Virginia Uniform Statewide Building Code regulations, mandating a Building Permit for most new residential and commercial construction, which includes, electrical, mechanical, plumbing, installations, and floor layout alterations; to include building additions, decks, carport enclosures, ...

Homeowners may obtain permits in their own name. However, it is strongly recommended a properly licensed contractor pull the permits as the responsible party so the county can better assist in gaining compliance for defective work.

For the most part, you'll need to have some sort of permit for a remodeling or refinishing project, but there are some exceptions. Here are some of the most common projects where you will need to have a permit, pulled from the Fairfax County website: New buildings, additions, and structures.

A permit is required for projects such as new construction, additions, remodeling, and repairs to electrical, mechanical, and plumbing systems.

There is a base fee of $108 for all permits, and building permit fees vary depending on the type of project you're undertaking. The county website offers an extremely helpful page that will estimate your permit fee.

Simple renovations, such as moving walls around or changing room configurations without creating new rooms, likely only need to go to Building Safety for permit review and can skip the Planning & Zoning review. Renovations to create a new kitchen, bedrooms or bathrooms may require a Planning & Zoning review.

Building and trade permits are required for interior alteration, including but not limited to kitchen and bath remodeling, wall or partition removal, alteration or installation. When an alteration/renovation permit does not involve structural changes, it may be processed through our walk-through program.
