Alameda Rent Control What you need to know: Only allows landlords to increase a tenant's rent once in a 12-month period, but there is no cap on the amount of that rent increase. As of March 2016, rent increases above 5 percent are subject to review by the City's Rent Review Advisory Committee.

The Oakland Rent Board announced the annual CPI rate for rent increases effective July 1, 2020, and lasting until June 30, 2021. Rent increases for tenants in Oakland rental units covered by the Oakland Rent Ordinance's rent control protections are capped at 2.7%.

Rent can only be raised once a year. Rent increases can only happen every 12 months after a tenant's move-in date or 12 months after the last rent increase.California law requires that tenants receive written notification 30 days in advance. For rent increases greater than 10%, tenants should receive 60 days notice.

If your apartment is subject to the Oakland Rent Ordinance, then you have rent control in Oakland. That means that the landlord cannot raise the rent beyond the annual CPI increase rate for any given year. Tenants can only be given one increase in any one 12 month period.

Her's the bottom line: Unless otherwise stated in your lease agreement, your landlord cannot raise your rent before your lease is up. So, if you have signed a year-long lease, your landlord is only allowed to increase your rent once that 12-month period is up.

For a yearly tenancy, 6 months' notice must be provided. As we previously explained, a landlord can't increase the rent during a fixed-term tenancy unless there is a rent review clause set out in the tenancy agreement that says the rent can be increased.

Rent increases for tenants in Oakland rental units covered by the Oakland Rent Ordinance's rent control protections are capped at 2.7%. Landlords may not serve a rent increase on a covered unit exceeding 2.7%.

The guideline limits how much your landlord can increase your rent that year. In 2019, the limit is 1.8%. In 2020, the limit will be 2.2%. The Landlord and Tenant Board (LTB) must approve any increases above this percentage.
