SBA Loan Fees and Taxes SBA guarantee fees aren't tax-deductible because they transfer the cost of an SBA small business loan from taxpayers to businesses that depend on government funding.

Certified Development Companies (CDCs) are non-profit corporations certified and regulated by the Small Business Administration to package, process, close, and service “504” loans.

Application Checklist Business tax returns for the previous three years. Personal tax returns for the previous three years. Personal history statement. Personal financial statement. Personal budget analysis. Business financial statements for the previous three years. Business debt schedule.

Purpose of This Form The information is used to review the Applicant's eligibility for a loan, indebtedness, creditworthiness, and certain other disclosures. The Applicant submits the requested information to the CDC, which will then upload the information to the SBA's E-Tran system.

Include the business' signed federal income tax returns for the previous three years. Include personal resumes for each principal. Provide a history of the business and its challenges. Include an explanation of why the SBA loan is needed and how it will help the business.

To be eligible for a 504 loan, your business must: Operate as a for-profit company in the United States or its possessions. Have a tangible net worth of less than $15 million. Have an average net income of less than $5 million after federal income taxes for the two years preceding your application.

A 504 loan requires no collateral other than the property acquired, but conventional lenders—banks or finance companies—may ask for property in addition to what you are purchasing with the loan in order to secure it, such as your personal residence.

Small business owners get between 10 and 25 years to repay the loan. Additional eligibility requirements include a two-year minimum business history, personal credit scores of 660 or higher, sufficient business and personal cash flow that can be demonstrated by three years of tax records and financial reports.
