The preliminary planning and statutory process to establish a TIF District will typically require 4-6 months. If annexations are required, the timeline is usually a couple of months longer.

Debt service: the city borrows money by issuing a bond and then the tax increment generated by the TIF district is used to pay back the bondholders. If a project has high up-front costs, the lump sum generated by a bond issuance enables a city to pay for them. In other words, the new, diverted taxes pay down the debt.

The TIF process allows a municipality to pay for public improvements and other eligible costs within a designated area, called a tax incremental district (TID), using the future taxes collected on the TID's increased property value to repay the cost of the improvements.

Annual report. Wisconsin requires LLCs to file an annual report during the calendar quarter in which the anniversary of the LLC's incorporation falls. The filing fee is $40.

For Wisconsin domestic LLCs, you'll have to file the annual report by the end of the quarter in which you initially registered. For example, if you formed your LLC on June 15, then your annual report will be due by September 30. The filing due dates are as follows: March 31, June 30, September 30, and December 31.

If the report is not filed by the due date a late fee will be charged. Continued non-compliance can result in the delinquent company falling out of good standing. This means the state will not issue a certificate of good standing or file documents for the company.

For example, Arizona doesn't require an LLC annual report, and if you formed your company in Indiana, you only need to send the report every two years.
