What is the Entry Condition Report (Form 1a)? The report records the condition of your home when you start your tenancy. The landlord (us) and the tenant (you) fill the report in.

The property manager/owner must prepare, sign and give a copy of the report to the tenant at the start of the tenancy; it is an offence not to do so. In the report, the property manager/owner will indicate if each item on the list is clean, undamaged and working.

A tenant must give at least 14 days notice, unless the property owner/manager has breached the agreement. The tenancy ends on the end date of the agreement or the end date of the notice period (whichever is longer).

If you have been given the required Entry Notice with the correct notice period and the proposed entry time is reasonable, you cannot refuse access.

If you do not leave, the lessor, agent or provider can take steps to have you removed from the premises. If you disagree with the notice you should contact the lessor, agent or provider to dispute the notice. If you receive notice of a Tribunal hearing you should attend the hearing.
