“Listing removed” means the seller has decided to take the house off market – it usually does not mean that the house was sold. Sellers remove listings for a variety of reasons. Sellers may have a change of heart and decide not to sell, or maybe they've decided to make repairs and renovations before listing again.

Only licensed agents and brokers who pay for membership to the MLS have access to the full feed. As such, they're the only people who can post real estate there—or remove those listings. What this means for home buyers and sellers is you can't just call up the MLS and ask the service to take a house off the site.

On the Matrix home page, on the My Listings widget, click on My Editable Listings. This will show you all the listings you can edit; your Active, Pending, Temporarily Withdrawn, and Incomplete listings. Locate the Incomplete listing you wish to remove, then select it by checking the checkbox to the left.

Can you take your house off the market? You can take down the for-sale sign, terminate your listing agreement with your agent, and remove online evidence of your listing so long as you haven't already gone under contract with a buyer.

The primary difference between exclusive agency and exclusive right-to-sell relates to commission fees. In an exclusive agency listing, the seller only pays fees if the agent sells the property. In an exclusive right to sell agreement, the seller must pay realtor fees regardless of if the property is sold.

Exclusive Agency Listing: A contractual agreement under which the listing broker acts as the agent or as the legally recognized non-agency representative of the seller(s), and the seller(s) agrees to pay a commission to the listing broker if the property is sold through the efforts of any real estate broker.

As of January 2017, list agents are no longer allowed to cancel their own listings. Either the office's Broker, Manager or Admin must do it, or you need to send a signed Listing Change Form (form is attached to this message) to the MLS and we will cancel the listing for you.
