How to fill out the Rettd online
This guide provides clear instructions on how to fill out the Real Estate Transfer Tax Form (Rettd) online. By following these steps, users can efficiently complete the form and ensure all necessary information is accurately provided.
Follow the steps to complete the Rettd form online.
- Press the ‘Get Form’ button to acquire the Rettd form and open it in your preferred online editor.
- In the 'County' section, enter the name of one county where the property is located. If the property spans multiple counties, a separate Rettd form must be completed for each county.
- In the 'Municipality/Township' field, provide the name of one municipality. If the property is in more than one municipality, use the supplemental form to list additional names.
- For the 'Grantee/Purchaser' section, enter one name per line starting with the last name. If additional names need to be included, apply the supplemental form. Provide the applicable Social Security Number or federal ID number unless exemptions apply, and ensure to include just one mailing address.
- Repeat the same process for the 'Grantor/Seller' section as described in step 4, ensuring all details are correctly filled out.
- In the 'Property' section, input the map-block-lot-sub lot number. Only enter one number unless using the supplemental form. Specify the property type by selecting the appropriate code from the provided list, entering the exact location and acreage unless it’s a gift transfer.
- For the 'Transfer Tax' area, indicate the actual sale price or mark '0' if a gift is being transferred. If '0' is selected, or the sale price is nominal, also enter the fair market value.
- Document the 'Date of Transfer', which reflects when ownership is transferred to the grantee.
- Check the 'Warning' box if the property is classified as current use.
- If applicable, indicate any 'Special Circumstances' that affect the sale price and provide a short explanation.
- Ensure that both buyer and seller, or their authorized agents, sign the oath section of the form to affirm the accuracy of the provided information.
- Finally, fill out the 'Preparer' section with the name and contact information of the individual or company that prepared the form if different from the transaction parties.
- After completing all sections, users can save changes, download, print, or share the Rettd form as needed.
