The Building (Scotland) Act 2003 permits a range of alterations that may be carried out within Houses without the need to apply for a Building Warrant. A building warrant is the legal permission to start building work, or to convert or demolish a building. This permission is to make sure that the development meets building regulations.

A building warrant is not required for alterations within a house (not a flat or maisonette) subject to the following conditions: The floor area of the house is not increased. There must be no alteration to an external wall, a separating wall, a load-bearing wall, the roof or any other element of structure.
