Where a building is being erected, and that building (or part of it) is occupied before completion, the person carrying out the work is required to give the local authority at least five days notice before the occupation.

It is the job of a Building Control Inspector to assess whether or not a project complies with building regulations. The Inspectors may either be employed directly by the local authority or work privately, but what they do is the same. The 'control' function will happen both on plan and on site.

Local authority building control are not-for-profit, whereas as approved inspectors are privately-owned businesses working for profit. This usually (but not always) means that private inspectors are a little more expensive than at their local authority counterparts.

The local authority has a general duty to see that building work complies with the building regulations, unless it is under the control of an approved inspector. Only local authorities have the power to enforce standards if things go wrong.

Form, grounds and period for rejecting plans certificate (4) The period within which a local authority may give notice of rejection of a plans certificate (whether or not combined with an initial notice) is five days beginning on the day on which the certificate is given.

Once you have submitted a Building Notice application or Full Plans application, work can start on site 48 hours after notice has been given to the local authority of your intention to commence building.

As part of the Building Regulations process Assent will notify your local authority of your intended building work on what is called an 'Initial Notice'. You may start work just as soon as this notice has been accepted by your local authority usually after 5 working days. What is the “process”?
