To give notice, you must use the Tenant's Notice to Terminate the Tenancy (Form N9). This form is available in the Forms section at tribunalsontario.ca/ltb or from any LTB office.

A landlord must use this form if they are ending a tenancy for non-payment of rent, mobile home taxes or license fee. This form can be given if the tenant has failed to pay within three days of the payment being due.

You must provide the landlord with your notice no later than 30 days after the landlord gives you the standard lease. In either case, you must provide the landlord with a written notice to terminate the tenancy at least 60 days before the last day of a rental period.

You must give your landlord at least 60 days' notice and the termination date must be the last day of a rental period. So if your rent is due on the first day of each month, your termination date must be the last day of a month.

A landlord can end a tenancy only for the reasons allowed by the Act. In most cases, the first step is for the landlord to give the tenant a notice in writing that they want the tenant to move out. A tenant on a month-to-month tenancy agreement, must give the landlord at least one rental payment period notice to end a tenancy. The tenant must give the landlord the notice on the last day of the rental payment period to move out on the last day of the following period.
