Your landlord must send you a "14-Day Notice to Quit" if terminating your tenancy for non-payment of rent (M.G.L. c. 186, § 12). If it is being terminated for any other reason, you must be given written notice 30 days, or one full rental period in advance, whichever is longer.

A landlord can evict a tenant for not paying rent, but the landlord must first give the tenant a 14-day notice, after rent is due but not paid. The notice must state that the tenant has 14 days to either pay rent or move out of the rental unit, or the lease will terminate.

A form of ten-day notice to quit that a party entitled to possession of commercial or residential real property must serve before commencing a summary eviction proceeding under the New York Real Property Actions and Proceedings Law (NY RPAPL). This form is used when no landlord-tenant relationship exists.
