Owners of multi-unit residential developments or commercial/industrial buildings or premises will need a fire safety certificate if any of the following apply: the building is new. the building has changed use. a fire safety order has been issued for the building or premises.

The local Council are the regulatory authority on this matter. There are two types of fire safety certificates, final and interim. The final fire safety certificate covers each essential fire safety measure specified in the fire safety schedule for the completed building.

A fire safety schedule specifies each of the fire safety measures that apply to the building. The measures specified in the fire safety schedule will vary for each building and can include both essential and critical fire safety measures.

An annual fire safety statement must certify that a properly qualified person - a licensed tradesperson or a specialised fire protection service company - has inspected the building and found that the measures are capable of performing to the relevant standard.
