Pre-application advice is an optional service offered before full planning permission that allows you to understand how the development policies will apply, gain advice from a planning officer, identify any potential problems and rectify them before a full planning permission application is submitted.

Discuss site problems such as roads, footpaths, power cables, watercourses, sewers and telephone lines. Ask about potential problems such as noise and traffic and whether the council might impose conditions to overcome these problems rather than refuse planning permission.

How long does it take? For householder written advice, we will aim to respond to within 10 working days. For householder and small-scale proposal meetings, we aim to respond within 20 working days. For residential schemes, non-residential schemes and mixed schemes we will aim to respond within 40 working days.

The purpose of pre-planning is to afford the opportunity to an applicant for planning permission, to seek advice from the Planning Authority on the proposed development in terms of the procedures involved in considering a planning application.
