Regularisation is a way for local authorities to check and approve unauthorised building work. Although it is a criminal offence to do building work without getting building regulations approval, we understand that home owners sometimes do not know they need to get approval.

If you, or the previous owners, carried out building work without applying for building control, you may need to apply for a regularisation certificate. You don't have to apply, but doing so allows you to demonstrate that the work complies, to the best of our knowledge, with the regulations.

A completion certificate helps ensure building work is safe When building work has been inspected by suitably competent building control surveyors, with a completion certificate issued at the end, it means that as far as the surveyor is able to ascertain, the work done has complied with the building regulations.

A regularisation application is a retrospective application relating to previously unauthorised works i.e. works carried out without building regulations consent, started on or after the 11 November 1985. The purpose of the process is to regularise the unauthorised works and obtain a certificate of regularisation.

Regularisation Certificate Once the Building Inspector is satisfied you will be issued with a Regularisation Certificate. Although this is a step below a completion certificate it will be acceptable to most buyers and their lenders.

In most cases, knocking down an internal wall will require Building Regulations consent, although there are times when it may not be required. When removing internal walls, Building Regulations will usually apply if they're providing any protection in the case of a fire.
