Any unit owner who wishes to sell his or her unit needs to be aware of the resale certificate requirements. These requirements apply to all Washington condominiums. These properties require a public offering statement. To protect the buyer, Washington state law (RCW 64.34. 425) requires the seller of a condominium to pay for, and furnish the buyer with, a detailed disclosure called the Condominium Resale Certificate.

Traditionally, the seller is obligated to provide the resale package when a purchase contract is signed. Title companies, however, often assist sellers by ordering the documents required for closing and passing the cost to the seller.

What is in the Resale Documents? After the initial sale by the developer, sellers of common interest ownership units must give buyers a package of resale disclosure documents. It is the seller's responsibility to compile and disclose the resale documents to the buyer.
