A homestead exemption allows Ohioans who are considered low income, disabled or are at least 65-years-old to reduce their property taxes. Under the rule, Ohioans who meet the criteria do not have to pay taxes on the first $25,000 of their home's value.

Applicants must have a total gross income (applicant plus applicant's spouse, if any) below the amount set by law each year. The 2017 household income limit is $31,800. See .tax.ohio.gov for income limits in future years.

All homeowners who qualify for the homestead exemption will receive a flat $25,000 property tax exemption on the market value of their home.

Who qualifies for the Homestead Exemption? Homeowners over the age of 65: Must not have a total household income over $34,600/year if applying in 2022, or $36,100 if applying in 2023, which includes the Ohio adjusted gross income of the owner and the owner's spouse. Must be age 65 by December 31.

The homestead exemption provides a reduction in property taxes to qualified senior or disabled citizens, or a surviving spouse, on the dwelling that is the individual's principal place of residence. It exempts the value of the property $25,000.

Homestead changes Ohio's homestead exemption cuts property tax bills for low-income seniors and disabled residents by reducing the amount of their home's value that's subject to property taxes. The standard exemption reduces taxable value by $25,000, and disabled veterans get an exemption of $50,000.

Lake County conveyance fees are $4.00 (four dollars) per $1000.00 (one thousand dollars) of consideration rounded up to the nearest one hundred dollars. Transfer fee is $. 50 (fifty cents) per parcel.

Because of a change in state law, beginning in calendar 2014, homestead exemption applicants will be subject to an income means test. The limit for tax year 2020 (payable 2021) is $33,600 (Ohio adjusted gross income - line 3 on tax return). For 2021 (payable 2022) the limit is $34,200.
