As the Act fully protects qualifying leaseholders from remediation costs, you are not charged with any costs associated with the remediation of your building. Instead, the landlord is fully responsible for paying or securing funding to remove the cladding from your building.

The freeholder is usually responsible for the repair and maintenance of the exterior and common parts of the building. At the end of the lease, the flat ownership reverts to the freeholder. A freeholder is also commonly referred to as the landlord.

Building Owner means the person or persons, company, corporation, authority, commission, board, governmental entity, institution, owner, lessee, or any other entity that holds title to the subject building or facility. For the purposes of this Regulation an owner may designate an agent.

An Act to make provision about the safety of people in or about buildings and the standard of buildings, to amend the Architects Act 1997, and to amend provision about complaints made to a housing ombudsman.

Building owners must make their buildings safe. This at includes fixing historical building safety defects - both in their contracts with you, and in law. The definition of 'building owner' can be found in paragraph 6, below.
