The homestead market value exclusion provides a tax reduction to all homesteads valued below $413,800 by shifting a portion of the tax burden that would otherwise fall on the homestead to other types of property.

For homesteads valued at $76,000 or less, the exclusion is 40% of the market value, creating a maximum exclusion of $30,400. The exclusion is reduced as property values increase, and phases out for homesteads valued at $413,800 or more.

What does a homestead classification mean? The residential homestead classification provides a property tax credit for property that is owned and occupied by the owner. The amount of credit is shown on your property tax statement and is deducted from your property tax bill.

The Homestead Act of 1862 allowed settlers to claim land for free as long as they lived on it for five years and made improvements such as building a house. The act brought 75,000 people to Minnesota in its first three years, quickly settling the prairie and displacing the Dakota living there.

To qualify for homestead: You must own the property, or be a relative or in-law of the owner (son, daughter, parent, grandchild, grandparent, brother, sister, aunt, uncle, niece or nephew). You or your relative must occupy the property as the primary place of residence. You must be a Minnesota resident.

Non-homesteaded residential property has a class rate of 1.25%. The tax capacity of the $600,000 home would be ($600,000 x 1.25%) or $7,500. The tax capacity of the $190,000 home would be ($190,000 x 1.25%) or $2,375. Remember that since these homes are not homesteaded the full market value is taxable.
