To qualify for a VA Streamline, you must have a VA loan to begin with. You'll need to be in good standing with your lender, current on your mortgage payments and be able to prove that the refinance will lower your interest rate. Some borrowers may not be able to meet these requirements.

Veterans discharged from service would need a DD-214, active-duty personnel must provide a Statement of Service - typically obtained from their commanding officer - and National Guard/Reservists would need their points statement. But lenders can often get your COE with some basic information alone.

Who qualifies for a VA IRRRL? To qualify for a VA IRRRL, you must have a current VA loan that's been open for at least 7 months (210 days). You must also be current on your mortgage payments, and the new loan must have a clear financial benefit.

A VA streamline refinance is an option for some homeowners who already have a mortgage backed by the VA. It can be used to lower monthly payments, reduce your interest rate or switch from an adjustable-rate mortgage to a fixed-rate loan.

If you use the VA cash-out refinance, be prepared to show: Income documents (pay stubs and/or W2s) Bank statements. Potentially, tax returns. A credit report and credit score. A new home appraisal. Your current mortgage balance.

To report an IRRRL, submit the following documents to VA in the order listed. Lender's cover or transmittal letter (if used). VA Form 26-0286, VA Loan Summary Sheet. Funding fee receipt.
