A Colorado 21 Day Notice to Vacate is an official lease termination letter used to terminate a tenancy of one (1) month or longer, but less than six (6) months. [1] This notice may also be used for tenants with no written lease that pay rent monthly or for tenants with an expired lease.

Grounds for an Eviction in Colorado. In Colorado, a landlord cannot legally evict a tenant without cause. Legal grounds to evict include not paying rent on time, staying after the lease expires, violating lease terms and illegal activity. Even so, proper notice must first be given before ending the tenancy.

Notice to Quit for Substantial Violation. A substantial violation is generally a violent or anti-social act that makes the tenant unsuitable to rent. There is no defense for a substantial violation. This notice only requires three days of notice before termination of the tenancy.

You can require a 30-day notice to vacate in Colorado from your tenant. That way, you won't have to worry about having a vacant property for too long. The notice doesn't have to be long or complex, but it should include when your tenant's lease will end and proof they are providing it.

A tenancy for one year or longer: 90 days' notice 2. A tenancy between 6-12 months: 28 days' notice 3. A tenancy between one and six months: 21 days' notice 4. A tenancy between one week and one month, or a tenancy at will: 3 days' notice.

Colorado landlords can't raise the rent during the term of a lease unless the lease specifically allows them to do so. And, Colorado landlords can't increase the rent more than one time in any 12-month period of consecutive occupancy by the tenant.
