While § 55.1-1220 the VRLTA requires a landlord to make all repairs and do whatever is necessary to keep the premises in a fit and habitable condition, there is no requirement to paint or replace carpet between tenancies. Put the request in writing with as much detail as possible.

The Virginia Residential Landlord and Tenant Act (Act), Sections 55-248.2 through 55-248.40 of the Code of Virginia, establishes the rights and obligations of residential landlords and tenants in the Commonwealth, but only the courts can enforce those rights and obligations.

The most significant change is an update to Virginia Code § 55.1-1204. That section now requires landlords to provide “no less than 60 days” notice to tenants of any rent increase that would take effect in a new lease term.

The landlord or the tenant may terminate a month-to-month tenancy by serving a written notice on the other at least 30 days prior to the next rent due date, unless the rental agreement provides for a different notice period. The landlord and the tenant may agree in writing to an early termination of a rental agreement.

There is no rent control in Virginia. Therefore, there is no limit on rent increases a landlord can impose, but they must give a 30-day written notice of the increase. If a tenant objects to the new rent amount, they have the right to vacate the unit within that 30-day period.
