Some landlords require first and last month's rent from new tenants, which is known as prepaid or advance rent. Depending on state landlord-tenant laws, a landlord may collect a security deposit in addition to the first and last month of rent.

Ing to Vermont law, a landlord cannot require a security deposit in excess of one month's rent. For example, if the monthly rent is $1,000, the landlord can only collect up to $1,000 as a security deposit. They cannot require first and last month's rent plus a security deposit that exceeds one month's rent.

In Vermont, rent increases are not capped by law, but landlords must provide tenants with proper notice. Typically, this notice is 60 days before the new rent takes effect. This gives tenants time to prepare or consider their options, like negotiating or moving out.

The common belief that an owner can't ask for first month's rent, last month's rent and a security deposit has been a long held myth. In reality this has never been accurate. Only Burlington and Brattleboro limit a security deposit to no more than one month's rent. Elsewhere in the state, there is no limit on deposits.

Vermont does not currently have statewide rent control measures. This means landlords can generally raise rent by any amount, as there are no legal caps on rent increases. There are efforts, like House Bill 135, which was introduced to cap annual rent increases to 6% or the average inflation rate.

You were domiciled in Vermont for the entire calendar year. You were not claimed as a dependent of another taxpayer. You rented in Vermont at least six months, although the six months do not need to be consecutive.

Vermont's landlord-tenant statute (9 V.S.A. § 4467) lists the statewide notice requirements for different situations. There is a Summary of Notice Periods for Termination of Tenancy on the Champlain Valley Office of Economic Opportunity website. Some cities and towns may require more notice.
