Disclosure of good faith estimate of costs must be made no later than 3 days after application. This means that a creditor must deliver or mail the early disclosures for all mortgage loans subject to RESPA no later than 3 business days (general definition) after the creditor receives a consumer's application.

The rule says that every witness who signs the document must also provide their address along with their name. The name must be clear and readable, either printed, typed, or stamped below the signature. The address is a new requirement that helps to verify the identity and location of the witness.

The consumer must receive the corrected Loan Estimate no later than 4 (four) business days before consummation. Note: There must be at least 1 (one) business day between the disclosure of the most recent Loan Estimate and the issuance of the Closing Disclosure (§1026.19 (e)(4)(ii)-1).

Identifying Information for a Mortgage Note The note should include the full name of each borrower and any co-signers that will be responsible for the repayment of the loan. It should also include the name of the legal name of the noteholder. If this is a business entity, the name of the business should be listed.

“Security Instrument” means the mortgage, deed of trust, security deed or other security instrument which is signed by Borrower together with the Payment Supplement Agreement and which secures the amounts advanced under this Note.

In Florida, Statute §689.01 requires two witnesses for a Deed of Trust, Grant Deed, Warranty Deed, and Quit Claim Deed. Witnesses are important in order to prevent fraud, which can be common when dealing with the transfer of property.

For affected document types (see list below), the post office address of each witness must be legibly printed, typewritten, or stamped on the documents underneath their signature. This address must be a physical address or PO Box. An email address is not sufficient.
