To add a name to a deed in Maryland, you must prepare a new deed that includes both the current owner's name and the new owner's name. The current owner is the grantor, and the new owner is the grantee. The new deed should include a legal description of the property.

The relevant portion of the real property section of Maryland's Code, Md. Code § 10-702, requires sellers of residential real estate to complete a form—known as the Residential Property Disclosure and Disclaimer Statement—setting forth conditions and defects with the property.

Most seller property disclosures are required for residential properties and vacant land. This means that when selling a residential property, the seller is legally obligated to disclose any known defects or issues with the property to potential buyers.

To take someone's name off a deed, a new deed must be prepared to transfer the property from all of the current owners to all of the remaining owners. Similarly, to add someone to a deed a new deed must be prepared to transfer the property from all current owners to all new and current owners.

If you wish to change your name or remove a name on your property record, due to marriage, divorce, death of an owner, etc., a new deed must be filed with the local Land Records office where the property is located. You can not change a deed to a property through the Assessment office.
