A lot consolidation plat is essentially a re-mapping of two or more adjacent lots or parcels of land, combining them into one larger parcel. (This is effectively the reverse of a subdivision plat, in which a larger property is subdivided into multiple lots.)

A lot line adjustment is the adjustment of property lines between two or more, but no more than four, adjoining legal parcels where land taken from one parcel is added to another parcel, and where a greater number of parcels than originally existed are not thereby created.

You must submit two forms, the Residential Common Area Valuation Checklist and the DOR Request to Combine Common Area Parcel Numbers form should be submitted together (A.R.S. §42-13404). My parcels are not in the name a non-profit homeowners' association, community association or corporation.

Lot Line Adjustments provide a process to adjust the lot line between two or more existing adjacent lots, where the land taken from one lot is added to an adjacent lot and where a greater number of lots than originally existed are not thereby created.

The LLA application fee is $2,742.08, together with an additional $350* per parcel for each parcel involved in the application not created by: a Parcel Map, a post September 1929 Final Map, a previously approved and perfected by Lot Line Adjustment, or currently having a Certificate of Compliance recorded.
