Size Line Lease For Free

The Straight-Line Rent report adds the rent amounts for the entire lease term, and then divides the sum by the number of months in the lease term. The straight line rent is calculated at the beginning of the lease for the entire term of the lease agreement.

To calculate straight-line rent, aggregate to rent payments' total cost and divide it by the total contract term. The result is the amount that needs to be charged for the expense in each month of the contract.

The total lease expense for an operating lease under ASC 842 is the sum of the remaining payments as of the transition date adjusted for any deferred/prepaid, incentive, or initial direct cost balances, divided by the remaining term of the lease.

Straight-Lining of Rents means, with respect to any Lease, the method by which rent received with respect to such Lease is considered earned equally over the term of such Lease despite the existence of (a) any free rent periods under such Lease, and (b) any rent step up provisions under such Lease.

Under U.S. GAAP, rent in a company's financial statements should be recorded on a straight-line basis. To calculate monthly rent expense on a straight-line basis, you must first calculate the total cash paid for rent over the entire lease life and then divide by the number of months (i.e. 4 years = 48 months).

Adjust the monthly straight-line amount for the remaining period by the amount of the monthly increase. For example, if your monthly payment was $1500 and increased by $150 per month, you should record $1,650 per month going forward.

Generally, the ROU asset is calculated as the initial lease liability amount, plus any lease payments made to the lessor before the lease commencement date, any initial direct costs incurred, less any lease incentives received. This concept is applied with slightly varying methods in ASC 842 and IFRS 16.
