A lease rate factor is the regular lease payment as a percent of the total cost of the leased equipment. Stated another way, if you multiply the lease rate factor by the cost of the leased equipment, you will determine the regular payment amount.This assumption will change the payment and thus the lease rate factor.

Start with the sticker price (MSRP) of the car. Take the MSRP and multiply it by the residual percentage. This equals the residual value. Then take the negotiated selling price of the car. Add in the fees to get the gross capitalized cost. Subtract your down payment and rebates.

Look for a buyout amount or payoff amount that will be listed on your monthly leasing statement. This buyout amount is calculated by adding up the residual value of your vehicle at the beginning of the lease, the total remaining payments, and possibly a car purchase fee (depending on the leasing company.)

For example, if the MSRP is $25,000, the residual value is around 50 percent (this number can be obtained from the car finance expert). If you negotiate the lease value for $24,000, the car value is $11,500 ($25,000 / 50 percent - $1,000 = $11,500). Take the car value and divide it by the term of the lease.

The money factor is applied to the sum of the net cap cost and the residual value of the car to find the monthly finance charge. Continuing with the example above, use the money factor 0.00333. Multiply this by the sum of the net cap cost and residual as follows: $40,000 x 0.00333 = $133.2.

The One Percent Test Generally, a good deal is when your monthly payment is equal to one percent of the retail price of the car, with only drive-off fees due upfront (first month's payment, document fees, and vehicle registration).

If you opt for a lease buyout when your lease is up, the price will be based on the car's residual value the purchase amount set at lease signing, based on the predicted value of the vehicle at the end of the lease. This amount may also be called the buyout amount or purchase option price.
