Combine Title Deed For Free

Except in the case of sharing ownership (joint ownership) of a property, it's not possible for 2 or more people to simultaneously own a valid title deed in South Africa for the same property. In cases of joint ownership, the names of each owner must appear on the second page of an identical title deed.

The quick answer is no. You cannot have two title loans, on the same car, at the same time. You can, however, have two title loans out on two different cars. If you own two vehicles and they have clear titles, it's possible that you could take out title loans on each vehicle.

You can apply to the Land Registry to merge the titles. This can be done at their discretion. They are presently overworked so in most cases will refuse the application.

It is also possible to have more than one title number allocated in cases where a party claims to have a superior title to an already registered title, in which case they may lodge their own registration application that will have its own title number allocated to it.

The Land Registry have a discretionary power to amalgamate the Titles. To proceed, you will need to obtain an up to date copy of the Title Register to check the aforesaid conditions apply.

If you need to remove a name from a title deed for a property with a mortgage on it, you will need written consent to do so from the lender. Generally, it is easier to obtain this if the person(s) left on the title deed is (are) sufficiently financially secure.
