In addition to your regular mortgage payment, use your prepayment privilege to make a lump-sum payment. It's applied directly to your outstanding principal if you don't owe any interest. Ask your lender how much you can prepay every year. Paying lump sums every year saves you money over the course of your mortgage2.

Making your normal monthly payments will pay down, or amortize, your loan. However, if it fits within your budget, paying extra toward your principal can be a great way to lessen the time it takes to repay your fixed-rate loan and the amount of interest you'll pay.

To calculate amortization, start by dividing the loan's interest rate by 12 to find the monthly interest rate. Then, multiply the monthly interest rate by the principal amount to find the first month's interest. Next, subtract the first month's interest from the monthly payment to find the principal payment amount.

Some lenders automatically apply any extra payments to interest first, rather than applying them to the principal. Other lenders may charge a penalty for paying off the loan early, so call your lender to ask how you can make a principal-only payment before making extra payments.

If you make a lump sum payment and don't recast the loan (see below), you'll pay off the loan more quickly and save money on interest. Those monthly payments will simply end sooner so you can put those funds towards other goals.

If you have extra income or a lump sum of cash to use to lower your mortgage debts, it might be better to put that towards your more expensive debt first. If your debts are generally under control, paying off your mortgage early makes a lot of sense, but there are other useful ways to make your money go further.
