If rent is paid within those 3 days, then the filing for eviction does not continue. If they are unable to pay, the landlord reserves the right to continue filing for eviction.

The Ohio 30-day notice to quit is a document that landlords can use to give tenants in monthly rental agreements notice that their lease will be terminated in thirty (30) days.

The typical Ohio eviction process takes about five weeks. The eviction process starts with the posting of a three day notice. In certain cases, a longer notice is necessary but generally a three day notice covers most of the eviction issues that a landlord can encounter.
