Selling a home in California? You're required to provide your buyers with a Natural Hazard Disclosure report, better known as an NHD. Sellers are required to provide this report so that buyers understand when they are considering a home that might be at risk of wildfires, floods or earthquakes.

The Natural Hazards Disclosure Act, under Sec. 1103 of the California Civil Code, states that real estate seller and brokers are legally required to disclose if the property being sold lies within one or more state or locally mapped hazard areas.

When you're selling, your listing real estate agent will usually order your NHD report from a third-party company before the completion of the sale or at escrow. The report will typically cost home sellers $50 – $150, depending on its length.

If you're selling a home in California, you'll need to provide a natural hazard disclosure (NHD) report to potential buyers. NHD reports were first put into effect under California's Natural Hazard Disclosure Act of 1998, and today remain a required disclosure for most home sales.
