The RESNET HERS® Index is the industry standard by which a home's energy efficiency is measured. The HERS® or Home Energy Rating System was developed by RESNET and is the nationally recognized system for inspecting and calculating a home's energy performance.

What is a HERS score? HERS is the industry standard for measuring a home's energy efficiency. Developed by the Residential Energy Services Network (RESNET), HERS is short for Home Energy Rating System. Similar to Miles Per Gallon (MPG), it is a great selling point to attract more home buyers.

RESNET Standards require the Rating Provider to perform file quality assurance reviews on a minimum of 10% of all energy ratings and field quality assurance reviews on a minimum of 1% of the ratings for each rater.

Scores range on a scale of 0 to 150. The typical resale home averages a score of about 130, which means, this house is at least 30% less energy efficient than a 2006 IECC home. Therefore, the homeowner will experience higher energy bills than if they purchase a home with a HERS Index of 50.

One has a HERS® Index score of 55 and the other a score of 130. You'll know immediately that the home scoring 55 is more energy efficient, which translates into lower energy costs and a more comfortable living environment – making your decision that much easier.

Anything at the average rate or below (100 for a new house, 130 for a lived-in house) is pretty good. A score of 100 indicates a new house is built to code. It's even better to score below the average. A higher-than-average score means the home can use a few fixes.
