They are a group of legal costs you will pay when buying or selling a house. They cover the cost of exchanging contracts, and carrying out all the steps needed to complete your purchase or sale.

The conveyance fee consists of two parts. A statewide mandatory tax of 1 mill ($1 per $1,000 dollars of the value of property sold or transferred) applies in all 88 of Ohio's coun ties. In addition, counties may also impose a permissive real property transfer tax of up to 3 additional mills.

The tax shall be levied upon the grantor named in the deed and shall be paid by the grantor for the use of the county to the county auditor at the time of the delivery of the deed as provided in section 319.202 of the Revised Code and prior to the presentation of the deed to the recorder of the county for recording.

Lake County conveyance fees are $4.00 (four dollars) per $1000.00 (one thousand dollars) of consideration rounded up to the nearest one hundred dollars. Transfer fee is $. 50 (fifty cents) per parcel. Our office located at 105 Main St.

There are exemptions to paying this tax. The tax does not apply to property ownership transfers from one spouse to another or to children and their spouses. The tax also does not apply if the ownership is transferred to a non-profit agency.

Ohio Revised Code Section 322.02 allows the board of county commissioners of each county to levy a permissive real property transfer fee: up to three dollars per one thousand dollars of value of real property transferred.
