It is never legal for a landlord to evict a tenant without a court order. The period for a Notice to Quit is 3, 21, 28, or 91 days, depending on the length of tenancy and how much notice is included in the lease. (Colorado Revised Statute 13-40-107.)

Grounds for an Eviction in Colorado. In Colorado, a landlord cannot legally evict a tenant without cause. Legal grounds to evict include not paying rent on time, staying after the lease expires, violating lease terms and illegal activity. Even so, proper notice must first be given before ending the tenancy.

Evictions will not appear on your credit report, but they may appear on tenant screening reports for seven years. If you are in the process of applying for a lease, ask the landlord or leasing company to tell you the name of the tenant screening company they use.

A Colorado 10-Day Notice to Quit (Non-Payment & Non-Compliance), otherwise referred to as a written demand, is a real estate document used to serve a tenant in default of either not paying rent on time or some other violation of the lease. The tenant will have ten (10) days to either pay rent owed or move out.

A Colorado 3 Day Notice to Vacate eviction form is used for an incurable breach of the lease, such as substantial property damage or illegal activity on the premises. The tenant does not have the option to remain on premises and must move out of the rental unit within three (3) calendar days.

After the time in the notice to quit has passed (and, if the tenant hasn't cured when given the opportunity to do so), the landlord can file an unlawful detainer (eviction) lawsuit. The court will set a date for a hearing on the matter, and the landlord must serve notice of the lawsuit on the tenant.
