Lease Amendment

A lease is automatically void when it is against the law, such as a lease for an illegal purpose. In other circumstances, like fraud or duress, a lease can be declared void at the request of one party but not the other.

Your landlord can change a rental agreement at any time during the term of the agreement, with or without your consent. Changes must be made with adequate notice; notice periods are 30 days in most states. Changing a lease is harder because both parties must consent to almost any change.

When creating your Lease Amendment, you'll want to include information such as: the names of the landlord(s) and the tenant(s); the effective date of the original lease; the date of the lease amendment; the address and nature of the leased property; whether the original lease was recorded with the county; which

For example, your landlord must give you nine days' notice to pay the rent or leave (Connecticut Gen. Stat. § A§ 47a-23, 47a-15a) before filing an eviction lawsuit. If you have violated your rental agreement, your landlord may give you an unconditional quit notice, giving you three days to move out.

If you are a leaseholder, you cannot change the lease terms without agreeing such change with your landlord. The reason for this is that as the lease is a contract between two parties, the leaseholder and the landlord, both parties must agree to change (referred to also as variation) of the terms of the lease.

If a landlord wants to evict a tenant for nonpayment of rent, then he or she must give the tenant a 3-day Notice to Vacate. For any other reason, the landlord must give the tenant at least a 15-day Notice to Vacate. If the tenant can repair the issue within 15 days, the landlord cannot evict the tenant.

The Lease Must be in Writing It does not matter if the lease is handwritten or typed. If the lease is for more than one year, it must be in written form and contain the following terms.
