The purpose of inspection/inventory forms is to catalogue all furniture, furnishings, fixtures, appliances, and personal property in the leased premises that Tenant will be responsible for returning in the same condition as on the day of commencement of the Lease, normal wear and tear excepted.

Why should I use an inspection/inventory form?  A landlord should consider the use of an inspection/ inventory form in order to protect his or her property from destruction or damage by the tenant.  By completing an inventory of all furniture, furnishings, fixtures, appliances, and personal property in the leased premise along with a description of their present condition and an acknowledgement by the tenant of that condition, any subsequent damage to said property will be easy to document and recovery for such damage will be simplified.  The form will also help protect the tenant from claims for damage that existed at the time of the signing of the lease.

What laws govern inventory statement considerations? Some states have specific provisions requiring an inspection and inventory process as part of the security deposit law. Regardless of whether your state required inventory documentation, an inventory form makes good business sense for a landlord. Elements of each state's landlord tenant law typically governs what, and how much can be charged at the end of a lease for cleaning, damange, unpaid rent, fees, etc.
